you probably know this but - there are holding costs associated with most flips - interest on the loan, insurance, and sometimes others depending on the localityhope this helps 

I have a rental portfolio in South Georgia and have been flipping houses in Southwest Florida. 

I have found impressive opportunities for flips and while searching for capital investors I am wary to shell out too much information on the project in fear of the potential investor taking my ideas and running with them. 

I jumped right in and currently have two flips underway- 1 in Rome, GA and 1 in Atlanta.

Flipping the equity out of your properties is what allows you to grow.  

Unless you absolutely love flipping I have often seen it is a means to generate short-term capital that you can then put into rentals (aka long term wealth).
