So, those types of sellers are unlikely to give an preferential treatment to a cash buyer.In short, it's really going to depend on the seller and their situation, but in general, up to 5-10% discount is about right in my experience...

most of the people end up being greedy and over pricing their house because they think its worth more, or they lack the work ethic to finish the flip in a timely manner, and no one on that show can make a realistic budget apparently.

But I take your point.I'm guessing that the townhome qualifies for the "2 out of 5 year" rule for preferential tax treatment which is one more reason to sell it now.I don't like being a long distance landlord, I sold all of my rentals before I moved 200 miles, so I wouldn't keep it unless you KNOW you might move back and re-occupy it.Your math analysis is correct.
