DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth. 

Step 2: Narrow down your "buy box" (are you market-indifferent, are you looking for a certain level of cash flow, etc.).Step 3: Connect with real estate agents and begin making offers!

@Jason BibleUBIT exposure would be in the case of an IRA. 401k is exempt from UBIT on leveraged real estate. 

Everyone that walked into that house got big eyed and had the WOW awe....inspector, roofer, estate sale guy, one of the neighbors, etc. 

Estate & probate, the conveyor belt of great deals. 

You can find them through investor networks, BiggerPockets forums, local real estate groups, or referrals from other landlords.To ensure the property stays in good condition, set clear expectations with your manager, schedule regular inspections, and consider using smart home tech (cameras, leak detectors, etc.) for extra oversight.

These properties require more capital up front, but can really help your overall real estate portfolio.
