I'm not enrolled in college, after high school I became a carpenter my finances looks like this as of now.Assets-Brokerage account 30kAnnuity Thru employer 10kW-2 income 3100$ take home monthly 0$ for my living situation since I still live with parents Very disciplined and also fairly frugal Liability-Monthly all my expenses equal to around about 500Long story short I'm saving 2500 give or take every month and my plan has been investing 1100 of that monthly into my mutual funds as I been doing for last 6 months .im looking for other ideas and advice on how I can expediate myself to financial freedom.I love the house hack idea but I do live in big city so cash flow is fairly hard to come by and I thought about getting a dueplex were I'm cash flow negative 100 or so but I rather not tie myself to sum thing that's not really an asset then since it seems like all I can bank on is the hope for appreciation.Any good ideas or words of wisdom would be appreciated

I’ve read through the entire BiggerPockets beginner’s guide and now feel confident that’s the area I want to get into.I’m currently enrolled in the University of Arkansas-Fayetteville as a rising senior majoring in Electrical Engineering w/ a minor in Spanish (Although I’ll probably finish Dec. 2018 due to a co-op/internship I will be working this fall).

The nice part is WA does not have a state income tax.You definitely need someone qualified, does not have to be a CPA, could be an Enrolled Agent or an attorney.

I own a SFR rental in a good school district and one of the recent requirements is if a tenant enrolls a student in the district, that I have to certify that they are real tenants, eligible to live there, or I'll face fines of up to $20,000 if they turn out not to be..

As I see it, here are the options:1- get a full-time job in the new town (but I won't have a 2-year history with it - so might not work)2- enroll in school full-time in the new place, loans go into deferment status (I read this was a loophole, and I do like the idea of continuing my education), hopefully qualify for FHA or FHA 203k3- go conventional with less expensive property (keep my job in CA and hire a property manager)4- quit my job, purchase a small motel using SBA 10% down loan and live in the manager's unit5- suck it up and stay in CA, use my salary to qualify for a property here (but down payment is then a hurdle)The properties I'm looking at in AL, FL, GA are all in the sub-$250k, many would pay for themselves plus provide $700-$1000 monthly cashflow after all expenses.
