I think most of horror stories came from people who do not understand how insurance system works.

Being a broker myself, I can attest to the incredible value you can bring to clients by understanding not only the brokering side of things, but the application of those funds. 

I certainly can see how this all happened though Guru's charging folks how to be a synidcator so lots of beginners.. then of course competing offerings and knowing how investor gravitate to the highest returns without really understanding the risks etc.

My understanding is that if you’re looking to refinance a fixed 15- or 30-year loan, it’s generally recommended to wait at least six months before doing so.

I would definitely talk to a contractor to understand what your build costs would look like.

To me, signing a broad exclusivity agreement kills your bubble; you're now cut off from every other agent's network.Of course, it has to be worth the agent's while to bring you a deal over someone else, so try and offer something of value like a finder's fee or, if you're flipping, the right to list the renovated house with the agent. 

Does it mean something I am not understanding?

I understand some of the economic factors that can lead one to a particular city or province (or state), but unsure of some of the key elements as you funnel down below that level.Appreciate any insight.Tyler
