Again, there is a value that should possibly be compensated if their names are not going on the mortgage but they are splitting ownership and other benefits (IMHO).There are probably a number of other easily overlooked items to consider.  

They do hundreds of transactions a month and can guide you better than most attorneys when it comes to title issues.They use a complicated form that creates extra work and confusion with no benefit to the buyer or the seller.

Hey Dina, The extensive repairs discovered during inspection could ultimately provide a tax benefit by increasing the depreciable basis of the property.

Making this particular bedroom bigger has three benefits: 1) bigger primary as I add ~100 sqft, 2) no need to change anything else except for face lift, 3) the garage is exactly below this bedroom and it's a single car garage, with this addition, it'll be two car tandem garage.
