Make sure to include monthly expenses for lawn care / snow removal, insurances, any utilities you'll pay, repairs/maintenance, capital expenditures, vacancies, taxes, etc.

Among other things, the instructions include having the lawn properly trimmed and mowed, and cleaning out garden beds.

Is it worth having the lawn professionally maintained at your expense and then increasing the rent enough to cover the extra cost?

@Thomas D. if I understand correctly, you and your uncle are going to form a conspiracy to falsely inflate the value of your properties for the purpose of taking loans from a bank in amounts larger that would be allowed if not for the artificial inflation.  

If we are turning a unit or mowing the lawn, it's paid.
