To the east is an island that holds alot of appeal to many so the comps there do not compare to anything in the rest of the county. 

Any inputs on how to make my offer appealing and how to structure the deal? 

A 2-3 bedroom is more likely to get a family or couple and will appeal to more people, the 4+ bedroom will appeal to fewer people. 

The first lends itself to smaller properties and potentially higher turnover, whereas 3 could appeal to a larger group of people that may be there for a longer time period. 2)what’s the typical income of someone that rents in the area?

A "good deal" might be too far from the highway or lack surrounding amenities that are appealing.

Also maybe somewhat related I wonder how much house hacking wil be appealing if you can just move with remote work, I’ve always thought so much of the real estate strategy’s were basically people were stuck because of jobs in unaffordable cities and had to make it work, but now you can just move.  

My thought is since cash flow is more difficult at the moment, and with my age, it seems more immediate and appealing to get a 15 year fixed that will set me up very, very well when I turn only 46 years old.

It certainly has appeal for family reunions and multiple families together, but you are almost telling them not to book.

I would prefer my own Lender that I know well but it's appealing as it would make this cashflow much better.
