If you're the "hey my lazy arse wants to spend that last few decades of life mucking about and bird watching," that's the model match for this approach. 

I believe to get it rent ready (next summer) I would need about 14-16k more and then if I factor in AC/Furnace we're creeping into the 20k range (house has asbestos siding panels and the broken ones need replaced and then get the house repainted 6kish or I have it covered with vinyl which kills two birds but probably 2-3k more at 9k).

New venue in 2021 so I no longer participate but a good resource of investors, lenders, contractors, bird dogs, information and ideas.

We will build an 8 unit complex with covered parking and potentially a value add by building a side building with coin operated washer and dryer accompanied by a vending machine that's loaded with materials related to washing/drying clothes.

What skills do you have that would be of use to them - could be number crunching, driving for dollars, bird dogging, contractor skills, etc.

I will send a breakdown of what the security deposit was used for and how much they still owe but should I accompany this with a demand for payment and inform them of the legal proceedings if they do not resolve this matter? 

With such a large installation, shouldn't I be notified for authorization this AC company? 

By the time the birds leave the nest you will have more equity, more leverage and more money with 4 doors than you would ever have with one. 

This essentially produced lots of bird dogging agents for me.
