You could join your local REIA group and be a private lender - find out who the movers and shakers are and work with them to lend money.In the mean time while you learn what a "deal is" and who those movers and shakers are, seek out the local hard money lenders and partner with them, they will lend your money for you quite often.And also research your turn key providers - you might be able to find a long term hold deal with one of them.Personally I like the lender model.
