The demand is here for it in our area.Another plus side is I'm able to look at the nice cars, haha.Its been huge in TX, either private garages sold as condos, or shared warehouse space.

SBA loans are ONLY for owner-occupied businesses, and you must own at least 51% of the property (i.e. franchise, office building, warehouse, office condo, etc....)

And if they are in a common area or some where easily accessible to the tenant, the tenant could likely bump up the temperature themselves.

They offer lock management and temperature control packages.

Properties around work may be industrial/warehouse but in your line of work that may be helpful.

Hi everyone, longtime lurker but first time poster.I have a lead on a great value add storage facility. 130 units, 40 containers, RV spots, a house to rent, and a warehouse bay...plus extra space to expand. 

When this happens, the cold air dumps all the moisture it can't hold anymore--it is at 100% humidity at it's really cold temperature.

If you can build a warehouse on the property it could be very marketable to an end user receiving a lot of bulk rail car shipments
