I personally also bought a couple two flats to get started and I always looked at it from an overall expense view. 

As a host, when I treat the expectation as a cultural misunderstanding, as opposed to spoiled guest syndrome, the whole experience goes much more smoothly.

I have experience in single family fix and flip, 1-4 family rentals, small apartments (10-30 unit), 100+ unit apartments, development, commercial retail, industrial and office.

I don’t use Tik Tok myself for advertising but I wonder if I’ll get more FB views once Tik Tok shuts down.

Only thing I would add here is to take a birds eye view of the area and try to decide if it will gentrify in your favor so the property appreciates at a higher rate than other areas.

But I would remain open to long-term rental as an option as this seems like a more stable option in terms of income, again this may be my inexperience talking.However, I have always  been somewhat risk averse and investing in real estate is always a big venture, in my opinion/experience, in terms of capital.

No syndication experience but there are about a dozen quality RV/Mobile home parks on market in Oregon, several with owner carry options that can be passiv-ish with management in place.
