It's true that NYC and San Francisco are vibrant places to live.

On June 18th my beautiful, healthy, vibrant daughter was born.

I'm a stone's throw from South Lake Union, love that young, vibrant neighborhood.

However, I'm looking for 10+ years for a reason.  1) The first few years post Bubble anyone could buy low end properties almost anywhere, and 2) Repairs, vacancies and capex don't really show their true (costly) colors until year 10+.How far away are you from the properties and who is doing the management?

When I worked downtown Boise in the 80's, it was dying and now it is vibrant.

Old concrete can be power washed and a coloring stain can be put on it.

I asked for specifications book but the developer said they will leave it up to us as long as it complies with the plans, they have some specifics there but not too specific (ie they said dunn edwards paint but not to what color, not even if it is smooth finish or orange peel, that doesnt bother me much).

He said - I can't tell you what he said...but it was colorful!
