Add some kind of upgrade that benefits both of you. 

I am now leaning towards upgrading my Anderson Platinum to Titanium, since by the time I build out my Anderson structure, their costs will get me close to the price of their unlimited LLC Titanium membership.

We are wanting to upgrade into a larger home and are trying to decide if renting our first home is feasible or not.

Admittedly, if I owned a unit in a building that the other owners were upgrading things that I benefited from, without charging me for them, I would even more reluctant to sell.  

Although the house is in good shape, we would like to upgrade throughout so that it commands a much higher selling price. 

You can see how some would want to avoid that.Older buildings can also have problems like hidden electrical that has never been upgraded.

There is definitely a need for clean units that still have a level up upgrades that can be done after closing by the new buyer.

Taking into account the possibility of an equity gain from renovations and upgrades, keep the following in mind:Market Conditions: Depending on the state of the local market, changes such as bathroom and kitchen renovations may or may not have an influence on a condo's equity.

If I factor in additional $5,000 in upgrades it still hits a 30%+ CoC return....It certainly is not a grand slam, but for the extremely low barrier of entry, it seems like a solid base hit. 

Promising to make cosmetic upgrades that one should only make between tenants and reducing your already below-market rent down another $3600 are not good business practices.
