I have a buddy that is an agent so I'm trying to work with him to be able to gain MLS access as an unlicensed assistant. 

For years I was an unlicensed investor,  so I have done it both ways..  

@Diamond Howard It is also important to note that in many states, unlicensed wholesaling of real estate is illegal in some states.

Most of the athletes and politicians homes never get listed on the mls, and we usually have non disclosure agreements when we are involved with those.its the exact theory unlicensed wholesalers like to spout.. the seller does not want to be bothered with public marketing.. no differnce 

@Samuel Liapis no problem it is a great idea, god knows that after a tough deal everyone can use a vacation so I understand just can be considered almost like a referral to an unlicensed individual

You are exposing yourself to liability if you agree to let an unlicensed tenant do any maintenance work.   

I'd caution you to always keep in mind that a wholesaler is unlicensed, so there is NOTHING other than reputation in the community, provoking them to honesty or upright dealing. 

He, is unlicensed, his wife is licensed.

They will warn you that if you're pulling the permit because you're hiring an unlicensed contractor you will NOT be able to submit a claim to the state pool if your contractor walks / rips you off.  

I would hate the thought of constantly looking over my shoulder just waiting for the state to come down on me for being unlicensed.
