AAMOF based on legislation in other jurisdictions the legality of the sort of late fee clauses most have in their leases is highly questionable.In the UK for example  http://www.propertylawuk.net/residentialucta.html the following is cited as an unfair termimpose potentially excessive penalties on tenants for failure to meet the terms of the contract e.g. by charging excessive rates of interest on late payments of rentI like the chances of the tenant that argues that  the late fee should be construed as interest and that the 5% a month many landlords have in their leases is unlawfully usurious (multiply that by 4 if they were only a week late).

And there's no better place to flee from those pesky housing initiatives than the home state of this guy http://en.wikipedia.org/wiki/Julian_Castro (take a look at  his job title) and  no better city than Fort Worth http://www.star-telegram.com/news/local/community/...Your baldfaced refusal to accept vouchers is probably unlawful of itself but even if I am wrong on that it is not hard to construe such a policy  as discriminatory on grounds of, sex, race and/or familial status as those demographics will be disproportionately disadvantaged by your exclusion.Everybody thinks they are fair.

This to be an incentive to leave the place clean and undamaged.And explain that if you file an unlawful detainer (or whatever the eviction proceeding is where you are), that will go on a database that will show on eviction reports that future landlords will pull - even if they win the eviction proceeding.
