We have some interested tenants that want a lease to own or buy on contract type scenario that we own 100% under a self directed IRA.Seems pretty straight forward --- we draw up financing terms for them, and then they make payments directly into our custodian based on those...Here's some verbiage I just inserted into a boilerplate IOWA LEASE TO PURCHASE OPTION AGREEMENT Chapter 562A (Uniform Residential Landlord and Tenant Law):Please let me know if there's other things to consider, or someone that's been down this road before!!!

Annual Maintenance Exposure = $700Because we spend so much time making sure we are buying in the right areas, we implement uniform construction through all of our properties (same sinks, faucets, lights, paints, floors etc) we save huge $$$$$$'s in the long run and the products we try to install are resilient products designed to withstand multiple turns without loosing the appeal.

IMO a more meaningful measure is: sales data from the same uniform subdivision, sales at arms length, year over year transactions, prices by square foot not absolute tax stamp sales data.

The more salesmanship they throw into the conversation the more I begin to lean toward seeing them more as the uniformed type, and that can lead to seeing them as attempting to scam the deal or deceive they more they talk sticking to their claims.
