It does not take too many months of missing out on a savings of 514 to realize that PPP was HUGELY expense in actual 16,000 or savings you had to leave on the table. 

There's a reason they are cheap and investors rarely realize their paper ROIs with these types of properties.

I realize it's not my right to tell people how to vote, but I'd like to put a clause in that reads, "Every time a levy, school tax increase, or special tax assessment passes, rent will increase by 5x the amount of that cost." 

While many people do this and get away with it, you  need to realize ther are costs and risks for doing this.

I realize there are better in investments, but we like Wildwood, NJ and would use it for 1 week during the summer and a weekend getaway during the off season.Current pricing appears to be $650-$850K for 3BR/2BA, 1,400 sq. ft. and ~$16K out of pocket costs ($5K yearly taxes, $10K condo fees covering wifi/cable, flood, sewer, trash, etc. and $600 for content insurance).

I realize this seems self-serving coming from a property manager, but it doesn't have to be me.  

Realize my income is too low, my cash reserves are too low, and my timeline is too short.

But also realize the seller will want (most likely) some interest as well.

Markets that experience this generally realize a sudden appreciation event over a short time period and then the appreciation levels off or slows. 

It may not be as easy as it sounds , your neighbor is a General Contractor , thats good , you do realize his main tool is his telephone and his subcontractors .
