Suggestion would be to get pre approved then submit your deals when an offer is made

Hey @Mark Gallagher and @JJ Chojnowski I too have been looking in LHV for quite some time and may be submitting an offer on something soon.

I tried to submit as clean of an offer as possible with a quick close (my lender already had all of my paystubs, W-2's, tax returns, proof of funds to close, etc.).

I have come across FIRPTA on my research and that the IRS will have to review and approve the 8288-B form submitted.

Are you comfortable submitting a lot of low offers?

My agent who is also the existing property manager wants to submit the offer with a proof of funds letter showing 20% down payment which was required by the lender.

LIke with my new construction.. we submit for draws and lender funds then WE pay we never have to front a dime. do check that out as well..

The applicants just submit their information online and pay the Cozy fee of $40 for background/credit report combined or $25 for each.
