This lender also offers a streamline refinance which wouldn't be a bad option either since rates have gone down a half percent since I bought.

I believe both for the streamline (< $35K) and the full 203k renovation, there are limitations that all rehab must be completed within 6 months from the date of close.

I almost forgot...if it is non-streamline (>$35,000 in repairs) you will likely need to pay for a 203k "facilitator" as well to help manage the process due to increased complexity.

I do worry about these things, and I want it all streamlined as I go along.
