I called the zoning department and they are telling me this is a Mixed use building (N zone).

If it's so hard, why bother at all? 

I am a mother of 2 and trying to get into this to save up college funds for them when they grow up so that they too can chase their dreams in life.

It's rare that you'll find a good seller for #1, so the only option remaining is to document the condition from the day of purchase.
