I implore you to do one of two things...1) find a partner that's been there, done that, and bought the tee-shirt so you can learn the ropes with someone who knows the pitfalls or, 2) start with a single-family or duplex with the guidance of someone that knows what they are doing.

MLS has it as a single family residence, 3 bedroom, 1.5 baths (actually has 2.5 baths), approx 1500+ sqft, 9k+ lot size, 2 car garage, back yard.

Again not a big deal for a home owner with one single mortgage to keep track of if their loan changes services occasionally, but with a number of loans all changing companies multiple times in the same year, it becomes frustrating trying to keep track of all of these changes, only to have more changes.   

Here in Colorado, we create a lot of non-conforming duplexes out of traditional single-family homes.

We got an application for a single family rental which is in Dallas.

We never sold a single property. 

Keep in mind not every renter is single most have combined incomes.. so 50k is the real number
