In rural areas building size and age can vary a lot, the comps are literally not very comparable. 

For a single family home the size and scope you're describing, I wouldn't involve an architect unless you're looking for end-to-end project management.   

They do the screening for you, and send you a few candidates with voice samples. 

It's a small sample size so far but may serve as insight for near future demand trend.
