I'd say a 1031 is the only way I'd sell (for the reason of needing equity) only because chances are with depreciation recapture, you will most likely have a tax bill which could come close to equaling what you'd miss in a re-finance (especially if the appraisal is a large number above what you originally paid for it).-- Your cash flow.

I would say a 50/50 or 60/40 split of the profits is much closer to "average" (if there is such a thing) between the money guy (him/her) and the sweat equity guy (you).
