So for instance, lets say the mortgage is $3400 flat and that split amongst 5 people would be $680 but I was thinking about raising the price per person to $750. 750x4(roommates excluding me)=$3000 leading me to only pay 400$ month compared to paying the full $3400 by myself.

Hi everyone, I have just screened two roommates and there is no reason not to move forward to leasing other than I have never rented my properties (all SFHs) to roommates before.

The house when fully renovated will have 8BR and 6 baths all permitted hence 7 roommates. 

Another opportunity is get roommates and house hack that way.

I would live in one and find a roommate.

I'm not sure how you're splitting it up with roommates but that seems low.

The good news is after our monthly expenses we have a couple roommates that are going to completely eliminate any these expenses with their rent to us. 

As part of the lease, she found a roommate to split rent with and, at the advice of a real estate investor friend from the area with much more experience than I have, I listed the roommate as a “Designated Occupant” instead of as a Tenant.
