No doubt, but I'd have to think central CT's market is playing a role - to some degree. 

You need to then write down your expectations clearly spelling out in detail what each other's roles are and profits, etc and then bring that to an attorney to have it drafted

I will admit that we had luck play a role as well.

Not sure what's out there product wise but if you could find a lender private or otherwise willing to lend against your portfolio that might work as well.Otherwise it'll be an exercise to determine the investments with the greatest/least gain attached to them.
