My wife and I are in the process of taking online real estate courses but working full time jobs and three smaller kids, its difficult to complete and retain information.The goal is to start small and then invest in more multi-family home.

We will have invested around $90,000 in it on rehab when finished, so that brings it to $208,000. ( New sewer, new windows, new HVAC, retaining wall, hardwood floors, carpet, driveway, etc. ) According to an appraiser, a contractor / home builder friend of mine, and a realtor, the home will be worth $360,000, give or take, when we get it finished in a few months.

I've put in an offer on a potential first property in NE Minneapolis that looks to me like it will need significant retaining wall and driveway work at some point in the near future.

I still, however, have retained all of my RE investing expertise.

Also, I fall a little bit into the category that rents slightly below market price may be beneficial in retaining a tenant and/or ability to raise rents while retaining a tenant.

The original pro rata split per limited partner s/b retained, i.e. their splits should be cut in half.
