I think its safe to say that whatever you're trying to accomplish, if you don't have full belief in yourself and what it is your doing, you'll never be successful at what it is you want to do.

When I bought this I held these beliefs 1) real estate never goes down in value 2) real estate is always a good invesment 3) if the rent was higher than the mortgage (P&I + RE taxes + Insurance) then you had an income producing property.

. :) It is my belief the relationships built with government agencies and employees can be the most important you will ever develop in the business world.Government agencies and employees are your business partners.

My draw to the former is based on the belief that interest rates and property prices will increase over the next 5 years.Also, i want to highlight that we would have a safety net in place.

I encourage all newbys to listen to Brin Tracy's "The Luck Factor" and you might learn that if you find someone that is having the success you want, do what they are doing, spot on, and you too will have their "Luck".Also, regarding the why people rent and rental tenants... my own belief is that it is a "risk" to buy a home, they are new to an area or don't have a job that can guarantee that they will be around more than a year at a time.

It has always amazed me at the belief that once someone hits a level in business that they feel they are allowed insane "perks".I worked in films/Hollywood for several years and saw this all the time.

I know the popular belief on BP is that cash flow is everything. 

Seminars on how to win at Blackjack, how to invest in stocks, how to be a better husband/father, religious teachings, shoot, I even went to a seminar on how to be a better waterfowl hunter. 

If that is true that it is virtually impossible for anything of the sort to still be hidden then I would argue that there is nothing to hide which means that the foundational beliefs your father held and you now hold are just not accurate.
