Unfortunately I don’t have any of the answers.

So if you are buying a property the traditional way, using an agent, you won't usually get answers when it comes to the condition.

@Marc ShinI don't have as much an authoritative answer for you as just a basic suggestion...  

Help them get a family squared away quickly by answering all incoming emails and phones calls as soon as possible.

I've been investing there personally since 2019 and own 12-doors in Detroit proper.I lived on the ground there from 2017-2022 but now live back in California.To answer your questions... yes, you can still find cash flowing deals in Detroit.
