I think of the new "bad tenant protection" insurance offerings the same as I think of other insurance - only to be used if there is a big loss, not to cover the recurring smaller expenses associated with tenant turnover.

I was thinking about doing rehab&flips in CA due to how high the margins are, but I'm having a hard time finding enough leads to make recurring revenue at the levels I need it ($200k/year take home).However, what is not hard is finding buy&holds in other states and generating more passive income that way.I currently own 6 houses in FL outright.
