I've actually accepted the application and I'm proceeding with the rental because the rest of their circumstances and referrals created a decent story which I evaluated to place the applicant in a "low risk" category.I'm just looking for some feedback regarding how to handle "additional" information, such as maternity leave, when evaluating an applicant. Thanks in advance for a continued discussion.

@Cliff ConnorRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc. Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

In our experience, the S8 guru/scammers promote buying Class D properties and then renting them out to S8 voucher holders. It takes a lot of hustle and probably legally bribing the tenant with an appliance or two, to get them to move into a bad area.No telling how long they will stay either.

You may be able to create a Zillow account and promote the open house on that site which would likely get the most eyeballs on your potential open house.

Looking at this picture I'm wondering if you could hang a small weight to add some down force to the chain, at the off chance this is some crazy physics anomaly that's causing the chain to perfectly float up and get caught, the weight would help promote it back down....

Now that Fannie/Freddie have gone back to 5% down on multi units, as long as you have good scores and dti, conventional may be the best option.Be careful of lenders promoting no PMI options.
