Salesforce is a great product and is extremely malleable to cater to what you are going for.  

I don't plan on switching without finding the same functionality - I was just hoping it existed in a more stable product already.

Perhaps services and products can be transacted between an owner and the assets in the plan, but not the plan itself?

My product is contract sales and Real Estate is merely the vehicle to get from A-B.

Yes, most of our DSCR products do NOT have pre-payment penalties (as long as you are not refinancing AND had the house on the market in the last 6 months) and with 20% down would be the in mid's 7's assuming good credit/DSCR over 1.00 etc. 

He needs to be a manager, organizer, motivator, and educated in the trades and he has to give a you know what about the finished product of your job. 

There are value add products for multi-family 5-20 units that do not use DTI to qualify.

That takes my time most nights, and weekends to receive/pack/ship those products but is super flexible with time.On top of that, I self manage 6 of my own rentals, the cash flow pays for my current mortgage and repairs so it makes living in my primary house free.Experience now:My wife and I have 6 rental homes locally, all rented, all cashflow.

You could always slip a 6 x 1 metal drip edge under the first row of shingles before you roll on the sealant.But yes, if you want the ultimate, and longest lasting product, metal is your way to go.I would not use a handyman for a job like this though.
