You could pull some cash out to do the renovations and then refinance on the ARV once its done in 6 months and take out more cash to buy another investment home or rent that one out and buy a New primary home.If you have any questions on the steps or the process feel free to reach out or send me an email.

Good luck All this :)  Of all the properties I purchased for my portfolio only 1 was truly "off market", 2 were foreclosures "on the steps" and the rest were on the MLS.

Don, one little tidbit,  when I was very active buying courthouse steps, and pre foreclosures I would find that borrowers would pay on the second but not the first ..

I don't know that Crexi has any information on the owners, just data on multi and apartments.Based on a Zoom call I was on last week it sounds like Crexi is stepping its game up trying to compete in the CRE world.
