From having 3 step kids and 10 grandchildren,  I know that kids can cause some damage.

You could pull some cash out to do the renovations and then refinance on the ARV once its done in 6 months and take out more cash to buy another investment home or rent that one out and buy a New primary home.If you have any questions on the steps or the process feel free to reach out or send me an email.

Don, one little tidbit,  when I was very active buying courthouse steps, and pre foreclosures I would find that borrowers would pay on the second but not the first ..

If you just called someone up and asked how you could help them, you would be ten steps ahead of Bobby, who is stammering through the first line of a script from 1974 about a cash offer when the homeowner bought the house for 51k in 1978 and it's worth 804k (aka does not need cash, he needs a place to go).Agree 💯!

I don't know that Crexi has any information on the owners, just data on multi and apartments.Based on a Zoom call I was on last week it sounds like Crexi is stepping its game up trying to compete in the CRE world.
