A lot of independent contractors or blue collar workers reside in these areas as well (trade skills are prevalent). 

If they are not prevalent in your area then purchase a fixer up that has the potential to either rent rooms in the basement or has livable space that you can rent out or enclose away from your own personal dwellings.

I'm not sure how prevalent this is across other providers.

As ridiculous species jumping viruses become more prevalent (& WAY more publicized) causing more market crashes and rate reductions I wonder if any fellow hosers will start picking variable over fixed?

Anyway, I'd appreciate anyone's input on if they agree/disagree with these classifications and what average CAP rates are prevalent in A,B,C, and D areas.

Just like driving a car, it is not illegal to drive but you can perform it illegally.No meat on any bones - That is a broad and bold statement, while I agree with you that the market conditions in AZ are fully on the side of sellers not buyers (this is the case in most areas across the country and even more prevalent here in So Cal), this is not to say that there is no such thing as a deal, you just have to get creative and go after more quantity to land that one deal.Your list statement - absolutely true!

The information for wholesaling is so prevalent out there in every state, along with workshops in my own area explaining how to work in this particular  "niche", that I didn't think to question it (I don't know what I don't know).
