I've had a couple OOS investors ask about ADU potential in our market... not sure what hurdles there might be with the city (permitting, zoning, or otherwise).

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

Not only does it hurt the returns, it is a very attractive target for ambulance-chasing lawyers and title fraud.  

The formula that is sticking out as a potential to me is what I have been doing quietly the last 6 years: buying a cosmetic SFH fixer in B areas with 3% down, live in and renovate, long term rent and repeat.

Apparently some pretty sketchy people from that building are hanging out in front of mine which is scaring potential tenants away when our property manager brings them around.

But if you get a major expense you could then potentially have a decent amount of debt.

Can you please help me understand better what potential concerns in your experience can potentially arise here?
