Rehabs are not unforeseen really, larger rehabs do need a cushion if you're tearing out walls, replacing cabinets and tops as little things happen.While I may sound conservative, I'd have to say I'm not really, with more knowledge comes the ability to accept more risk, if you really get in a pinch, you should have an exit strategy, like selling it!

I agree with @Anson Young , that wholesalers and flippers are feeling the pinch now.

I also take PM "predictions" with a pinch of salt as they have skin in the game, and would rather encourage you to become their customers than not...

Instead of pinching pennies on gas, coffee, whatever else (still be reasonable with your spending and don't buy things you don't need) start figuring out how you're going to make more money.

We also provide some tea bags & hot chocolate mix packets.

Oh, it was a lot of penny-pinching and sweat equity for sure.

Don't penny pinch them or treat them as workers. 

BUT you really have to trust the private money lender, as if they don't bring money to closing then you can get into a pinch. 

This was my first project and I was pinching pennies as I had minimal money left after the purchase of the property.  

Penny pinching on quality will cost you 10x as much in the end.
