However these are probably not move in ready, so you might have to do renovations and you don't recover that.HOA liens are risky and you likely get wiped out at some point.I'd say mitigate your risk by NOT buying condo foreclosures, but neighborhood HOA foreclosures where the HOA dues are more like 400-$600/year, so maybe you pick these up for $1500 and live in a $300,000-$400,000 house for a year rent free. 

But it does drive me nuts when I am standing in front of one of new builds and the boys are having lunch and then just drop their drink and the bag and wrappers on the ground where they are standing and walk away.. then I come up and pick it up and tell them what the F guys some dont speak english.. but they get the drift when I am staring at them Of course many dont realize also I am the owner LOL..

How are you going to pick target markets?

I'd consider lowering the rental rate a bit to see if it picks up.

Ask contractors general contractors and even installers with carpet on their trucks where they picked up the carpet.

I hope I can pick your brain sometimes if there’s ever a question that I can’t find an answer to.

My experience with the platform was a couple years back, but in Denver properties for rent got picked up VERY quickly on there. 

There are deals out there but you have to decide if the time for the legwork to go pick up the purchases piecemeal is better for you and your time/budget than just getting things at a central location.
