What kind of loan product should I go for?

**Local Credit Unions & Regional Banks**: Many local financial institutions in South Carolina offer investor-friendly loan products and might be more flexible with terms for a cash-out refi.

I was looking at a 5% down payment product that my lender last year said I could do.

.- You should pay for the premium version so you can see the comps that went into their calculation to factor if you have a superior or inferior product.- AirDNA is more accurate in areas with more comps and less variation in amenities and unique properties.- Check results against enemy methodBest of luck! 

Good news is the rates on these products have dropped dramatically in the last 3 months.  

Ask your financial planner to find an Annuity/Insurance product.  

To answer part one of your scenario, it depends on what type of loan product you have on the investment property that you purchased.

If you have an agent in the market or someone that you trust you should have them post physical notice that you are trying to reach them (and pay that person for their time).
