@Terrance Coleman - Nice, well if you're looking to do fix and flips in your market, I highly recommend you find someone doing fix and flips in your market and work to provide them as much value as possible / expect nothing in return. 

Also because of my passion, and also because flips are really hard to find nowadays that have a good margin of more than 10% profit from the selling price.I started to do some digging in the main market that I am operating at right now and found a nice option that I liked:Find an old house in a good area in the city metro, demolish and build a new one on top of it a medium to high-end home.Why?

It would be good if traveling with pets required number and type but that is just nice to have.

No need to spend a crazy amount on super nice finishes in neighborhoods like this unless you are trying to flip it/sell. 

I'd say go in person to the PO when you mail, so you can get a receipt...that shows when you mailed in a reasonable way....I notice when you have a nice file when you go to the eviction hearing your chances of winning seem better if the tenant shows up...because chances are they will not be prepared. 

You mentioned finishes are on the higher end, so I wonder how nice is it relative to surrounding comps.

What your describing is nice but at least the guy knew there was going to be a sale..
