Many newbie agents don't know what they are doing anyway; let alone the neighborhoods.

The population growth, job business growth, they are all very relevant when investor is GP syndicator ; but if it's newbie one SF rental owner, even cute 2/1 BR in middle of Ohioville somewhere would generate decent return.
