Being forward, this is my first post on Biggerpockets, and yes, I do work for Meridian, as our Key Accounts Manager.Biggerpockets has become a fantastic forum for investors, vendors and turnkey operators, so I thought I could use this stream to help clarify some of the concerns mentioned about programs like ours.For some context, I actually came to Meridian as an internet lead turned investor over 4 years ago and liked their business model so much, I came to work for them.The program we offer is actually a Rental Warranty, not a guarantee, which is a big difference.

We were going to both invest $50k and split 50/50 on the profits on that triplex, which would have brought us both about $300-$400 / mo profit after costs.I want to trust him, but I also want to safeguard against anything going wrong.My goals are to simply buy property, both Multi-Family Units and SFR's, and create a passive income stream to help me with my goals of going back to school and creating something bigger with my life.Any advice is greatly appreciated!

Usually flood zone boundaries and or elevations are altered due to new construction in the area, which may be alterations to the stream upstream (i.e. building higher dikes, etc.), widening the stream below you are two such examples.

Lenders really want to see that you have an income stream that will allow you to pay the mortgage even if your property sits vacant.
