First off, I have a BS in Computer Science from NC State and 30 yrs experience working at the same university and the last 15 yrs has been working with ERP systems and Identity Mgmt systems. 

At those price points, all major systems should be on the front end of its lifespan and really, the AC should be new and Roof less then 5 yrs old.  

The current owner have them all leased long term with very low vacancy over the last 10 yrs.

I am just starting and looking for a stable way to retire and take care of my disabled husband in 5-10 yrs.

Fairview is booming as well, I have been there for just over two yrs and Charlotte Hwy has increased development of small roadside businesses 10 fold.

I have been investing into real estate for 28 yrs and bank lending should be the least of your worries.  

hello Christopher,                          Thank you for that information about list source, I am not talking about finding vacant properties, I am talking about finding the person for the vacant property.i use to address.com and some other sites that I can't remember at this time since because i stop doing real estate for about 3 yrs.

So far I've gotten two loan quotes, one conventional 70% LTV, 30 year amortization, with 5% interest and another commercial lender who will do 80% LTV, 20 year amortization, 5% interest, with ARM in 3 to 5 yrs.
