It is still a seller's market in many geographic locations, so you can ask potential buyers for an extended closing period and/or with options to extend the closing period. 

Similar to what Patrick stated - most have ITINs and have seen a lot of loans like that and those are sold many times on secondary market. if not I know people who still originate I would say they are tougher to sell on secondary market but there are still buyersRe: jay comment - price of notes has doubled over past five years on many loans - especially defaulted or loans with some hair too them. 

I doubt any respectable lender will consider a property without electricity and missing breakers as "working" as the property is not habitable in this condition.

While I do maintain a relatively modest percentage of my assets in money market instruments, corporate debt funds, and high dividend stocks, I remain most comfortable with the investments I specialize in and know best.  

Crexi, Loopnet are probably the two biggest but why not work with an agent that can present you with multiple off market and listed deals?

Have you looked into the markets you want to be in?

Can you suggest a few good insurance providers that operate in that market?

Hopefully with the upcoming rental market you will get better vetted tenants in AR.
