I have a high credit score but I am also possibly over leveraged.

Highly recommend you have stripe with rental agreement where you collect identification, selfie, credit card info, and e-signature.

Then the trustee and the beneficiaries will need to come forward to sign some docs, someone will have their credit pulled, etc... 

My question is, he's been clean for the past 15 years no criminal record before or after that incident, has now a fiance and has been living with her and her 2 children for the past 5 years, has a good income and good credit.

Each will do a credit/background check for you and allow you or the tenant to pay.
