What are the key areas I should focus on to ensure I have the right people in place?

I do this to ensure they understand the cleanliness and cooperation is key to this model working for them and myself.

Rehab costs and  are key parts of evaluating deals, so it's great that you're diving into these concepts early.For rehab costs, creating a rough estimate starts with understanding the scope of work and local pricing for materials and labor.

Cash for keys is common, and frequently the part that keeps tenants from moving forward is not having an affordable place to go to.

Also, are you looking for turn-key properties or something along the lines of a "fixer upper"?
