Your intuition is invaluable.

There are some brilliant people on there who have done it, and they lay out a good plan to follow. don't forget to use BP to connect with others from your local area. you can learn buches from them people. 

As a 2 story duplex, with 2000 sf in each unit, each floor would have 3/2 layout.

I believe with the current layout it would be pretty easy to divide it back into 4 or 5 units.

I answered in a similar thread earlier, that an interior designer can help with the property layout.  

My assignments are very clear and lay out all the rules concerning inspection period, marketable title and who pays the closing costs and title fees and costs.

That is a very legitimate reason for differing values even if it is the exact same layout/builder.  

I am very much a "learn through teaching" kind of person, as counter intuitive as that sounds.  

Definitely spend time on this wonderful website getting to know the layout and listening to the podcasts - it's a great resource!
