I know people usually say that they don't want to settle in the area for long so they don't buy but i'm sure if the deal was good enough then they could sell with instant equity.

Essentially leaving you instantly homeless without your belongings until your hearing. 

There are some current listing that are interesting in those areas... certainly not huge instant equity plays, but around the 1% rule.

If you have a great broker and or commercial attorney or both then they are less likely to keep trying these tactics throughout the purchase process.It is RARE but sometimes you run across an amazing property ( I see them maybe 10% of the time looking at thousands a week nationally) and it is heavily marketed and receives tons of offers instantly.

This would ensure me good returns for the market since I bought it well below market and instantly built equity through the remodel.

The Four Point Inspection for me last year was pictures and info updated instantly on the I Pad from the site.

Get pre-approved and become an expert in a market/neighborhood by looking continuously at everything on the market ... that way, when a good deal hits, you will be able to recognize it instantly and pounce quickly, because good deals won't last long.Another is trying to find a property "off market" by driving for dollars, door knocking and/or mailing rough looking properties, FSBOs, talking directly with sellers or distressed home owners who become sellers.
