During these visits, the HVAC technician can not only make sure the HVAC is working well 2x per year, but also educate the tenants on how to take care of the HVAC.

Our job as lenders is to provide education for clients for THEIR SPECIFIC scenario, not to educate the population as a guru on why they should get into real estate investing.

It requires virtually no education, but demands higher availability in exchange (on-call).

But that's just my semi-educated guess.

We know there need, want and interest, we have collected all the info, they have been well informed and educated of the process, it's now all but a functionary call, to complete process items. 

I am trying to educate myself so I just keep getting better at this process.
