I have not done enough comparisons to know which is more accurate (need subscription for Rentometer and Rentcast to get full access which I do not have). 

Most want ease of access to the channels they are used to...News and sports, so we provide that and it seems to be appreciated.

We do some cosmetic improvements to bring homes to our standard, typically carpet and paint, upgrade lighting etc.
