I had to reach out the PM(by email of course because reaching a live person is IMPOSSIBLE) I was told that apparently the tenant had an issue with their bank and would come in that evening with a money order(which they never did).

I am a buy and hold.In Lowell it is impossible to currently find a good deal on a 6 unit, one that generates a positive cash flow.Any recommendations on management companies, plumbers, builders, specific neighborhoods, past experiences( the good and the bad) or even on proving me wrong in my assessment of the area.Jay

If your contractor has equity in the deal, and doesn't perform, that can make it nearly impossible to fire him.

I agree with this idea but again not practical because I wouldn't know how to afford the place if I have to remove the tenants to redo the building.Now... generally I've had an impossible time getting electricians out here due to busyness in general which I'm sure we all have trouble with.

I called Wells Fargo, talked to a couple different agents, and the conclusion was that it is impossible to raise the limit.
